Improvement Works Continue at Falcon Business Centre in Chadderton

WORK has continued apace on improvements to the Falcon Business Centre in Chadderton despite the impact of the coronavirus lockdown on the local and national economy.

Part of the Yousaf family owned CR Ltd. property portfolio since October 2018, the Falcon Business Centre is currently home to 44 businesses.

There are 65 units in total, with some companies having ceased trading during the lockdown, and others in limbo with the owners on government furlough schemes.

Despite this enforced state of affairs, work has continued on relocating the main entrance and reception to a more convenient access from the main car park. This means that visitors will no longer have to park up and then trek to the old reception entrance on Victoria Street.

A new heating system for the entire building has been installed and further investment in renovation of the communal and internal units has given the whole environment a new, warmer and welcoming look.

High-definition CCTV has improved site security and the on-site management team can deal with issues without delay.

Additionally, some of the smaller units and the Falcon Business Centre, office accommodation in a separate building at the rear of the centre itself, has been fully refurbished.

CR Ltd. acquired the Falcon Business Centre from Oldham Council, who had owned and run the former mill for the best part of 30 years. CR Ltd director Adnan Yousaf was not prepared to tell Business Edge the purchase price – ‘it is commercially sensitive’ – but did concede that following completing of the refurbishment and renovation works, the whole investment would top £2 million +.

Falcon is an established centre for new-start enterprises with accommodation ranging from 150 sq ft to 2,400 sq ft.

Throughout the lockdown, enquiries have been ‘steady’ with several new tenants moving in and plenty of potential tenants in the pipeline as the economy prepares to open up – covid-19 and local lockdowns permitting.
